A Local SBA 504 Lender for Florida Businesses
Search for an SBA lender near you and the results are mostly banks, brokers, and national lending sites. FBDC is a private, nonprofit Certified Development Company, and the SBA 504 program is the core of what we do.
Our Business Development Officers are assigned by region, from the Panhandle to Miami. They know the local lenders, the property types, and the questions that tend to come up in underwriting, so your project starts with someone who already understands your market.
After closing, our servicing team stays with your loan for its full term, with regional servicing agents handling annual documents, payoff requests, and any changes to your business.

Is there an SBA 504 lender near me in Florida?
Yes. FBDC is a Florida-based Certified Development Company headquartered in Tampa, with Business Development Officers assigned to regions across the state, from the Panhandle to Miami. Choose your city in the list above to see your local page, or call (813) 348-0660 to be connected with the loan officer for your area.
What areas of Florida does FBDC serve?
FBDC works with small businesses throughout Florida, including Tampa Bay, Central Florida, Southwest Florida, Southeast Florida, Northeast Florida, and the Panhandle. Local pages cover cities such as Tampa, Orlando, Miami, Jacksonville, Fort Myers, Tallahassee, and Pensacola. If your city is not listed, FBDC can still review your project.
How much do I need for a down payment on an SBA 504 loan?
Many projects require as little as 10% down. A typical structure is 50% from a bank or credit union, 40% from FBDC through an SBA-backed debenture, and 10% from the borrower. For smaller projects in underserved communities, FBDC’s Down Payment Assistance Program can help cover part of the down payment.
Who qualifies for an SBA 504 loan?
For-profit businesses operating in the U.S. with a tangible net worth of $20 million or less and average net profit after taxes of $6.5 million or less for the previous two years. For an existing building, the business generally needs to occupy at least 51% of the property. Passive real estate investors, nonprofits, lending institutions, and speculative businesses are not eligible.
Do I need to bank with a specific lender to get a 504 loan?
No single bank is required. FBDC partners with a wide network of banks and credit unions across the Southeast that fund the first mortgage portion of 504 projects. If you already have a banking relationship, your FBDC loan officer can work with that lender to structure the project.
How are SBA 504 interest rates set?
The FBDC and SBA portion carries a fixed rate for the life of the loan. Rates are set monthly based on the sale of government-guaranteed securities indexed to the 10-year Treasury, and your final rate is locked when your SBA loan funds. The bank portion is priced at market rates by the participating lender.
What can’t an SBA 504 loan be used for?
504 loans are for long-term fixed assets. They cannot be used for working capital, inventory, rolling stock, broker fees, or bank attorney fees.
